Tip of the Day - Custom Options

Hello Stella Fans...

Quick tip today...when you are adding a custom option, please be sure to take a moment to choose the appropriate "Category" and "Room."  This is important b/c it will help the option show up in the correct area on the selection sheet.

Few Notes:

- Structural Options - Code them Structural/Structural, no need to define a room

- Price Adjustments - Code them Adjustments/Adjustments (at bottom of the lists)

- Whole House - What kind of room is "Whole House"... well, its' the sort of room that I would put something like...Custom Paint Running Color, or Light Fixtures - Brass, etc.  An option that affects the entire home or most of it.

Alaina/Dan/Allison - Be sure to check custom options BEFORE ratifying...so you can tweak the rooms/categories before ratifying.  Once you ratify, it will be locked in.  Of course, if you change a price or description, then that's not good b/c the customer will have already signed something with the original price/description.  But the room/category stuff is behind the scenes and can be changed.

Confusing, I know?  If nothing else, maybe this Tip will remind us all to talk about this.

We can delete options from previous revisions now...Allison & Yosra stumbled upon this issue when trying to delete a flooring option, now we can delete them!

Stella - New Build Online Now!

Hello Stella Fans!  Few updates for today's software version that was published:

- Oil & Gas paragraph added to Fine Print
- Davis added as lender
- Dashboard now shows a "More" button when additional files are available
- Character limit for notes is now 200
- Custom Options - We can now click and edit them in the settings area, until ratified

And many more...

We are still working on a bunch of stuff, but hopefully you will see some good progress!

400+ Bugs in past 30 Days

Our software guys have fixed over 400 bugs in the past 30 days...pretty cool, heh?  I'm learning that building good software takes a bunch of testing and a bunch of frustration.  Thank you guys for doing your share.

Wow!  What a weekend for sales contracts...holy cow!

Few Stella notes from the weekend...

- Congrats to Renee for being the FIRST to write a real contract in Stella!  I just went through it and it looks legit!

- Runner Up to Laurel - Who tried to put in the Grimmuald contract...but was baffled by the base price at 264k...totally understandable!  It turns out we had loaded the "A" as 264k and the "C" was a 5k option...making the 269k Laurel was looking for, but in the heat of the moment I'm sure it was maddening!  Furthermore...I didn't have the right LOT in there for you...that's a problem!  Oh well.

Laurel/Maggie/Renee Notes:

- Help us be sure the right lots are set up and available for you...I want to get this right this week for all communities.  Please check each one and be sure you can pre-sale the ones you think you should.

- Elevations are Options - Look for those prices after you select the base plan and lot.

- Bridgewater Towns - Maggie, Let's bag Stella for the Towns and Parkside.  Roll with paper.  We'll focus our efforts on the other communities.  Maybe we'll bring Stella online for the next few Parkside starts?

- I've updated Yonkers Forest with a bunch of plans from a bunch of communities, so you guys can have a good time practicing with plans you recognize.

- Please also go into your REAL communities and practice there too...checking plans, lots, pricing, etc. Don't submit and print, but you can practice here also.

A$/Dan/Allison - There are a few screwy things behind the scenes that I have requested fixes for:

1.  FAI-0009 - The custom options are showing in the contract, but not in the Settings Tab...for some crazy reason! I'm working to get this resolved, but I'm not sure we can edit them.

2.  FAI-0009 - The error report that you will see when you go to "ratify" it shows 4 custom options, but the contract only has three, I bet that one was deleted, but the error report wasn't aware.  Probably tied to issue 1 above.

3.  ALL - The "Options Selected" total on the selection sheet cover is not adding up properly.  The bottom-line total is working just fine, but the options selected is wacky.  This will be fixed this week.

4.  Pricing updates - Right now any base plan pricing and option pricing updates are NOT being pushed to the specs in progress...PROBLEM.  We will get this fixed this week, but just  heads up.  Ideally, when we make a price change, the specs are all changed automatically...We can always issue a credit if we choose to, but by default, spec pricing will change when we change base pricing and option pricing.

5.  New Sales in Stella - Let's get these in Stella this week:

- HPE-0202
- SUN-0710
- HPE-0080
- FAI-0008

This way, when they get to the design center, they will be all set up and ready to go!

Friday Update

Hi Guys!

Lots of Stella excitement today...Allison and I were prepping two presales for Renee in Fairfield.  Lot 9, Eden, and Lot 65 for a Matthews.  Fun to use it for real.  Also maddening because there are hundreds of little quirks.  Thank you all for using the complement sandwich.

Renee - The option lists are 90% accurate on those two plans you need.  If pricing varies from what we had already discussed with the buyers, then we will go with the lower....for a limited time only!  You'll need to do Custom Options for "Adjustments" for the credits.  Don't use the PDFs for the contract from the system, you'll just get grumpy.  Use handwritten PDFs and then add the selection sheet from the system.  This is really important and a good half step!

A$ stumbled on a detail with the option deposit money screens...how do we handle scheduling custom option deposits?  Right now there is no notes field...good catch!

Allison and I found that we cannot add or edit the option master...that sucks.  We can't do the last tweaks for the plans we are rolling out.  We will be sure this is corrected in Tuesday's build on the software.

Allison - I did put the entire Dash Folder into my Mailbox in Dropbox...can you turn Yosra loose on that next week?  She can add via the Admin...Set Up...Upload Docs...

I also added nearly all the FAI lots...still need to do Noorin Court.

Laurel & Maggie - If you line up anyone over the weekend, let me know...Allison and I will scramble to make Stella worthy of you.  Thanks, |JG

Tonight's Update

- Plans & Lots Set up in BR2 - Thanks Maggie!
- Community Options & Rooms Set Up in BR2
- Specs lot 16 and 18 are created, lump priced, and ratified

- Wedgewood 20 and Sunset 707 are also loaded and ready to write with Stella.

Note:  All the completed...and nearly completed specs are going to be entered with a lump sum "Included Upgrades" option.  There will not be a detail of how we got to that price.  For back up, you may refer to the old dashboard and selection sheets.

- Fairfield Lot 9 is set up for Renee to write her presale!
- Eden Plan set up in Fairfield and Rooms set up for it.

Allison - Can you take a pass at the Eden plan option pricing?  I could do it, but my prices are always too low!  \JG
